Maintenance Solutions

Faucet Troubleshooting:
1: Whistling= when your water is running. Caused by small or insufficent piping or high water pressure.
Pressure Reducing Valve usaually corrects the problem.
2: Water Hammer= caused by sudden shocks to the water system by opening and closing of appurntices (Plumbing fixtures, hose bibs, etc). A Water Hammer Arrestor or Expansion Tank plumbed into the domestic water lines should resolve the issue.
3: Clanging / Chattering Pipes=banging and clanging of pipes when water is being used. Causes are from either worn or loose faucets, or loose unsecured piping within the walls. The sound of pipes expanding or rubbing against metal or wood is extremely detremental to the whole plumbing system, and could cause catastrophic flooding. Easy to repair, but involves opening walls and or cielings to secure piping.

Garbage Disposal Maintenance
Always run with cold water.
Never Run Dry
Never Use Drain Cleaners
Clean out with 2 trays of ice cubes monthly.
Potatoes, onions, coffee grounds, egg shells, poultry bones, etc are bad for the system and could cause system failure.
Simple Green and Baking Soda are the cure all for odors from the disposal. All disposals have a reset button on the bottom and can usually be unjammed or reset if unit shuts down.
NEVER EVER PUT HANDS INTO THE DRAIN!!! EVER!!!

Winterizing
Shut off water to whole house
Open all faucets from top floor down.Siphon or drain all water from traps (sink, toilet, shower, tub, floor drains, etc). Drain down heating system and refill with non toxic antifreeze (Glycol). Shut off gas to house. Shut Firestop valves on oil tanks(if applicable).

Laundry Sinks
Laundry sinks are still to this day a major part of laundry rooms. The problem is they are never used that much and tend to rot through the traps. Pay attention to running water occasionally (once a month) to prevent severe corrosion and keep sewer gases below the weir of the trap..
